Abstract

This article aims to shed light on the problem of urban encroachment on commercial city centers and to provide appropriate planning solutions to this problem. The population of the city of Najaf has grown exponentially due to the large number of visitors coming to the old city for religious tourism and the increasing number of local supervisors and students as the city of Najaf represents a religious and dynamic center for theology and studies. This population growth led to a commensurate increase in changes in the regional spatial function, which led to the closure of some internal roads for security reasons, which encouraged investors to intensify their investments in vital areas. As a result, the function and purpose of some of the amazingly active areas in the old city center have been diverted to areas different from basic urban planning leading to increased demand for land for urban uses, encroachment on residential land, increased construction intensity, and the consequent. Traffic jams and deteriorating air quality and health standards. So there has been a deterioration in the quality of life and negatively affecting the frustrated people in the city. It also caused the wealthy to seize land for commercial purposes on behalf of land for residential purposes owned by the lower economic class.
